What Is Inspected
There are nine main areas in a house checked by a professional home inspector to make sure you aren’t buying a money pit and so you know the condition of what you are buying.
1. The Roof.
The roof is the number one inspection concern of most home buyers as they are expensive and don’t last forever, especially in Ft Lauderdale. We will tell you when the roof was installed and get on the roof and do a physical inspection. The best place to check for leaks is in the attic so we crawl through the attic and check not just the roof, but the insulation, attic vents, trusses and air conditioning ducts.
2. The HVAC or air conditioning system
Most houses in Ft Lauderdale have central air conditioning. Some can last a long time if they are maintained but the good news is that newer models are far more efficient and can potentially save you a lot of money on your electric bill. We inspect to see if there are maintenance issues and if it is actually working as well as it should be. We will also tell you how old it is.
3. The Electrical System
A lot of safety improvements have been made over the years as we have moved from knob and tube wiring to aluminum and now to all copper. Breakers have replaced fuses and GFCI and AFCI breakers are now standard in newer homes to minimize the chance of electrical fires and electrocution. You would be surprised how often some homeowner has done electrical work which is not safe, leaving you in possible danger from an electrical fire.
4. The Hot Water System
Most hot water tanks in Ft Lauderdale are electric and now we are seeing tankless hot water systems as well. There are important safety issues that we inspect for in addition to checking age and condition, and making sure everything is working as it should.
5. The Plumbing System
Many different types of piping have been used over the years, including clay, lead, galvanized iron, CPVC, Polybutylene, HDPE Polyethelene, PVC and PEX. We check for proper installation and usage, leaks, proper mounting and that everything works properly. Watch out for polybutylene pipes in many homes in the Ft Lauderdale area built from the mid 70s to the mid 90s.
6. The Exterior
the exterior wall-covering material, flashing and trim;
B. all exterior doors;
C. adjacent walkways and driveways;
D. stairs, steps, stoops, stairways and ramps;
E. porches, patios, decks, balconies and carports;
F. railings, guards and handrails;
G. the eaves, soffits and fascia;
H. a representative number of windows; and
I. vegetation, surface drainage, retaining walls and grading of the property, when
they may adversely affect the structure due to moisture intrusion.
7. Attic, Insulation and Ventilation
Here we check the insulation and ventilation to ensure they are adequate and won’t leave you facing an uncomfortable house or stuck with paying an unnecessarily higher electrical bill. We also check to make sure bathroom vents go to the outside instead of into the attic.
8. Foundation, Crawlspace & Structure
Moisture intrusion is one of the most important items to inspect for. Sometimes it is obvious but other times not so much and we all know how too much moisture can lead to mold problems here in Ft Lauderdale! Other crucial items are foundation problems – often houses have minor cracks from settling, but how do you know when they are serious?
9. Doors, Windows and Interior
a representative number of doors and windows by opening and closing them;
B. floors, walls and ceilings;
C. stairs, steps, landings, stairways and ramps;
D. railings, guards and handrails; and
E. garage vehicle doors and the operation of garage vehicle door openers, using
normal operating controls.
